On the unique and new Centrumeiland, or Centre Island, approximately 35 apartments are being constructed on the basis of Co-Commissioning, varying from 60 to 150 m2. This method of working means that future residents get an opportunity to share ideas about their energy-efficient owner-occupied homes in this green and water-rich environment. The lively IJburg district is just around the corner and the centre of Amsterdam is within easy reach.

Unique collaboration
The apartments are being developed on a co-commissioning basis. The new residents can therefore join in the decision-making on a wide range of issues, from the layout of the outside spaces to the sustainability requirements which the building must fulfil and to the design of the entrance and, of course, the layout of their own homes. With this approach, we are giving the future residents every freedom to contribute their own ideas. It is an intensive partnership which we are happy to be involved in. It is generating inspiring buildings which link up seamlessly with the wishes of the residents, now and in the future.
The fact that I am truly designing for and with the end user gives me a buzz
After an exciting battle, the co-commissioners selected architect Elephant (previously known as Tank). It is an acclaimed firm of architects which is responsible for, among other things, A’DAM Toren, Vondelgym and De Hooch in Amsterdam and which has a reputation for its characteristic architecture and easily recognisable interior design.
Ilham (project architect) talks about designing on the basis of co-commissioning: ‘The fact that I am truly designing for the end user gives me a buzz. What is more, it is fantastic to see that the group is not afraid to invest time and energy in the co-creation of their residential building. The fact that the group members are so diverse means you get a nice mix of people and housing needs which all helps to create to an inclusive living environment.’
A new island
Centrumeiland is the fifth IJburg island where approximately 1,500 sustainable homes are going to be constructed in the coming years. The IJgenwijs project is located at the heart of Centrumeiland. The neighbourhood can be accessed using the IJ tram, a rapid and direct link to the centre of Amsterdam. The apartments are being constructed in a traffic calmed neighbourhood, surrounded by the water of the IJmeer, with the beach on one side and IJburg and Amsterdam on the other. A neighbourhood with plenty of green spaces and options for sport and recreation, as well as facilities such as schools, day care centres, supermarkets and hospitality outlets.

Oktober 2019 - Tender winner
Oktober 2019Kondor Wessels Vastgoed (VolkerWessels) has been selected by the municipality of Amsterdam to develop plot 08-02 on Centrumeiland. The agreement with the municipality was signed on Friday 1 November 2019 and that signalled the first step towards the realisation of the IJgenwijs project on IJburg. IJgenwijs is being developed on the basis of co-commissioning to give future residents every control over their home and residential building. Centrumeiland is the ultimate self-build location in Amsterdam in a green and water-rich environment.

November 2019 - Start of the co-commissioning process
November 2019Future residents can choose from various types of homes. Some are designed to enable residents to work from home, while others incorporate a design studio or a classroom for yoga lessons. The project has a co-commissioning basis, which means that future residents have a huge say in how their future home and residential building are going to look. The involvement of Kondor Wessels Vastgoed means future residents can receive advice from a professional party that updates them continuously and makes the development and construction process as stress-free as possible. Among other things, future residents are able to determine the size and layout of the apartments and the design of the communal spaces.
