Kondor Wessels Vastgoed has developed a plan on plot 3A in the Amstelkwartier, consisting of 28 public-sector rental apartments, a school, a day-care centre and 130 private-sector rental homes on top of an underground car park. The school provides space for 16 classes, a day-care centre and a gym which is acoustically detached from the surrounding spaces. The whole complex is constructed on a car park which is entirely underground. The Rochdale housing association is responsible for managing the 28 public-sector rental homes. The development and construction of the 130 private-sector rental homes was commissioned by CBRE Global Investors. The project is being rented out under the name of ADA: ada-amstel.nl.

ADA private-sector rental homes
The ADA residential building is being constructed in the new and dynamic Amstelkwartier neighbourhood and features 130 new-build rental apartments, at the heart of everything any Amsterdam resident could wish for, in other words the Amstel river, the city centre, green parks, recreation facilities and excellent connections by road. All of them are a stone’s throw away. The rental homes have floor areas ranging from 50m2 to 175m2 and their rents are between €975.00 and €2,700.00 per month.
Public-sector rented homes
The Rochdale housing association commissioned the development and construction of 28 public-sector rental homes. Rochdale itself is responsible for their management and rental.
Community school and day-care centre
A design was created based on a feeling of social responsibility that provides maximum support to users in terms of their functioning and has a positive effect on the well-being of all of them. In consultation with the users a building was constructed which meets all the wishes and requirements of modern education. The Amstel Quarter Community School [Brede School Amstelkwartier] is part of a larger complex with several functions, including apartments and a car park, which together form an urban building block. The building which houses the community school is at the top end and also serves as the connecting part of the building block. Strict urban planning conditions were imposed which determined the implementation of the design.
In order to give the school a human dimension within the metropolitan environment, in a way that suited the age group of the users, a decision was taken to build no more than three storeys. The result is a small-scale building within a larger whole with a strong and recognisable image. In contrast to the surrounding brick buildings, it was decided that the façade should be made of green metal cladding with a pattern to add extra green colour to the urban surroundings. This cladding is also sustainable and very low maintenance. The façade also has large windows to allow a maximum amount of daylight into the building.

Mei 2015In May 2015, there was considerable interest as the sale started of 39 luxurious Nieuw Amstel apartments which all have a generous amount of southwest facing outdoor space. Nieuw Amstel offers buyers a choice of 4 property types, namely two-storey ground floor apartments, maisonettes, single-storey apartments, or penthouses with living areas ranging from 104 to 184 m2.

Januari 2016 - Start of construction
Januari 2016Construction of the Nieuw Amstel project started in January 2016. This was marked by Thijs Reuten, who is a member of the executive committee of the Oost borough council, and two buyers driving in the first pile together. Nieuw Amstel is an Amstelkwartier CV development and is being constructed by Kondor Wessels Amsterdam (VolkerWessels).

2017 - Completion of owner-occupied homes
2017The owner-occupied apartments vary in size between 104 and 184 m2 and have 4 or 5 rooms. There are various types to choose from, namely dual ground floor flats, maisonettes, apartments and 4 penthouses on the top floors. Each home has a generous amount of southwest facing outdoor space. The 39 owner-occupied apartments were completed in 2017.
