On December 16th, 2021, KondorWessels Vastgoed and KondorWessels Projecten (both part of VolkersWessels) signed the agreement for the purchase of the development land from housing corporation Eigen Haard, for the realization of Zaandriehoek. In this new residential area in the town of Wormer, approximately 220 owner-occupied and rental homes will be developed in the social, middle and higher segment.

The location
Zaandriehoek is located directly on the Zaan in the town of Wormer and is part of the municipality of Wormerland. Wormer is one of the oldest places in the Zaan region. The place was already mentioned in 1063 in a list of the abbey of Egmond, but is probably much older. Wormer also had a time of great prosperity in the 16th and 17th centuries due to the ship’s rusk bakery that was located in the village. More than 130 rusk bakers supplied the many VOC ships.
The project area is located in the Zaanbocht Wormer, between Veerdijk and Bruynvisweg. Wormerland is a green and diverse municipality with a wealth of cultural-historical values. An interplay of peat meadow landscape, the water, the reclaimed land and the characteristic cores. Wormerland is located north of Amsterdam and Zaandam. It forms a green buffer in the urban fabric of Amsterdam, Zaanstad and Purmerend.
The design
The urban design by AWG from Antwerp is in line with the immediate surroundings of Wormer. Existing qualities in the area are enhanced by taking into account the historical values of warehouses on the Zaan. Sightlines on the Zaan in (semi-)public green areas will be preserved and enhanced where possible. The green axis that will be realized in the area offers extra space for play facilities and is adjacent to the front doors and entrances to the gardens of adjacent building blocks. Various parts in the area will also be car-free, in order to make optimum use of the quality of living and accommodation.
The offer
About 220 homes, both owner-occupied and rental, are being built in the social, middle and higher segment. The offer varies from small apartments for starters to larger luxury apartments in warehouses and ground-level homes in the middle of the area on the green axis. There will also be a commercial space of approximately 400 m² on the Zaan, which will provide space for various entrepreneurs. This includes, for example, a restaurant, a common room for residents and neighbors and a yoga studio where future residents can completely relax. The final use of the commercial space has yet to be determined.
The area will be realized in several phases. The sale of the first phase is expected to start mid-2023.
