Project Nieuw Amstel is located in Amsterdam’s newest urban district: the Amstelkwartier. The Amstelkwartier is located in Amsterdam Oost, close to Amstel Station and within the Amsterdam ring road where a total of around 5,000 homes are going to be constructed in the coming years. In the Amstelkwartier, you can find not only homes, but also facilities such as a primary school, a small harbour, a city park, shops, a hotel and other hospitality venues. The location of the new urban district on the banks of the river Amstel, close to the centre, its excellent accessibility by public transport and the presence of cultural-historical elements make it an attractive area for residential buildings.

The design
Nieuw Amstel lies to the south of the Amstelkwartier development area. Within the frameworks of the urban development plan, you can see the link between the block and building types on the city streets outside and the interior walkways. It is separated by a single opening in the block and there is a private courtyard garden at the rear. The total project consists of various blocks which lead you from the street outside to the interior walkway.
The façade of the entire plan looks lively thanks to the diversity of brick bonds, windows and balconies. The building blocks at the openings in the block are transformed in the rear façade where an apparently random picture is formed due to the interplay with the various outside spaces of the gallery properties. On the ground floor, a number of special homes with basements have been constructed, as a result of which the layout provides space for functions on the street side to enliven the streetscape. The residents on the terraces have a view of the greenery in the semi-private courtyard garden. On the upper storeys of the building block, at the end of the street outside, there are 78 rental apartments.

The owner-occupied apartments vary in size between 104 and 184 m² and have 4 or 5 rooms. There are various types to choose from: dual ground floor flats, maisonettes, apartments and 4 penthouses on the top floors. Each property has a generous amount of outside space, facing the south-west. The 39 owner-occupied apartments were completed in 2017.
Public-sector rental homes and commercial space
The commercial space and 78 public-sector rental apartments on plot 4C were completed in 2014.

Mei 2014 - Completion of 29 rental homes & school
Mei 2014The 29 public-sector rental homes and the community school were completed in May 2014. The school provides space for 16 classes, a day-care centre and a gym which is acoustically detached from the surrounding spaces.

Mei 2015In May 2015, there was considerable interest as the sale started of 39 luxurious Nieuw Amstel apartments which all have a generous amount of southwest facing outdoor space. Nieuw Amstel offers buyers a choice of 4 property types, namely two-storey ground floor apartments, maisonettes, single-storey apartments, or penthouses with living areas ranging from 104 to 184 m2.

Januari 2016 - Start of construction
Januari 2016Construction of the Nieuw Amstel project started in January 2016. This was marked by Thijs Reuten, who is a member of the executive committee of the Oost borough council, and two buyers driving in the first pile together. Nieuw Amstel is an Amstelkwartier CV development and is being constructed by Kondor Wessels Amsterdam (VolkerWessels).
