The Pieter Baan Center, a former psychiatric observation clinic, has been acquired by KondorWessels Vastgoed. The part of the city that is inaccessible due to its function is transformed into a bustling place for and by Utrecht residents. The complex on Gansstraat has not been used as a clinic since the end of 2018. The total size of the project is approximately 15,500 m² GFA. In the new plans, where old and new buildings form a characteristic whole, a mix of different residential and work functions is realized, including a special residential concept and creative hotspot.
The redevelopment realizes various ambitions, such as creating a community for Utrecht entrepreneurs, makers and artists, preserving buildings and enhancing the character of the history, and social, cultural and societal connection with the city and the neighbourhood.
Housing program & breeding ground
A differentiated housing program is being realized with social, middle and private sector rental homes, owner-occupied homes and a special housing concept. In this housing concept, vulnerable young people can develop step by step towards an independent existence. There will also be breeding ground with exhibition and workshop spaces, catering and a flexible and social program.
Seven Courts
The planning area of the former Pieter Baan Center is located near the center of Utrecht, along the Kromme Rijn. There will be a total of seven (semi) public courts, each with its own function and identity. The various courtyards connect to the environment with nature and water-related activities, but are also inspired by the functions of the outdoor spaces of a clinic. There is room for sports, gardening, rest, reflection, play and meeting. Together, this contributes to a location for and by Utrecht residents of all ages.
Urban Planning Schedule of Requirements
In the run-up to the sale, the municipality of Utrecht, together with the Central Government Real Estate Agency and the Atelier Rijksbouwmeester, has drawn up an Urban Planning Program of Requirements. This sets out ambitions and requirements for the redevelopment. The complex was subsequently offered by the Central Government Real Estate Agency via a public tender with extensive pre-selection. The visions were assessed for quality by the selection committee, consisting of members of the municipality of Utrecht, the Central Government Real Estate Agency and the Atelier Rijksbouwmeester. After a positive assessment by the selection committee, KondorWessels Vastgoed made the highest offer.
KondorWessels Vastgoed and the municipality will work hard in the coming years on the elaboration of the plans and the creation of a (special) living environment with a lively breeding ground.
