Habitat Royale

Habitat Royale enjoys a unique location in Amsterdam between the neighbourhoods of Amsterdam-Zuid with their Berlage-style design and the metropolitan architecture of the Zuidas district and next to the leafy Beatrixpark. The building’s design takes nature as its starting point and this development will add twice as much nature compared to the current situation. The roof garden and planting on every layer of the residential building connect Beatrixpark with the green zones of the Zuidas district and the Amstelscheg. The building itself will become a landscape where encounters between nature and people are central. Habitat Royale’s future residents will literally be living in and around nature, which will have a positive impact on their physical and mental well-being.

Regal residence for people and animals

The building has been designed based on the nature-first concept. This means that ecological conditions have determined the design. As a result, nature is given space to thrive. In every respect – space for natural habitats and biotopes for plants and animals. And space for natural processes, for growth and for boosting biodiversity. In this plan, we are integrating high-quality architecture with the existing ecosystem. Amsterdam’s Beatrixpark provides a habitat for numerous birds, bats, squirrels and other animals. The layered nature of the building will significantly increase the habitat of these species. We are also adding 130 new species of flora and fauna. As a result, Habitat Royale is set to become a habitat that offers truly regal living, with a nod to Princess Beatrix – for people and animals alike.

A sculptural building that gives something back to nature

This all-sided, meandering building with approximately 94 homes unites two different worlds: the hard, stone environment of Beethovenplein and the soft, organic nature of the city park. The undulating façade looks varied and vibrant and ensures that the base of the building opens out in all directions. Each floor is 3.3 m in height, guaranteeing maximum natural daylight. The building is regal and spacious in every respect: offering space for learning, connecting, for amenities and above all for nature. The commercial ground floor area of the building will feature a child day-care centre and an orangery, an inspirational area on the south side designed to host workshops and changing exhibitions.

Habitat Royale transcends sustainability: it is the first residential building designed by KondorWessels Vastgoed that gives something back to nature. In concrete terms, that means it adds biodiversity to the area and is CO2 negative – storing more CO2 than it emits. Last but not least, it generates more energy than it consumes.

Spacious outdoor areas with multi-sided views

The spacious outdoor areas – offering plenty of privacy and forming part of the landscape – ensure that even residents living higher up can still enjoy the full power of nature. All of these outdoor areas are more than 20 m2 in size and part of the landscape itself. They are located on the projecting ledges, right next to various micro-habitats. The panoramic and diagonal, multi-sided views from the outdoor areas are truly stunning. The roof on the fourth floor is of particular interest. It features a healing forest, a green and relaxing place where residents can experience the restorative powers of nature.
