De Baak: social sustainability first

De Baak is being built in Amsterdam-West, in the Geuzeveld-Slotermeer district. A building with 127 homes that contribute to the happiness of residents. Each of them accessible medium-priced rental homes. With a warm, communal area where residents can meet each other and a large green garden where everyone from the neighborhood is welcome. The rental of the apartments of De Baak started on Monday 26 September.

De Baak is located in the Bakemabuurt, a predominantly green neighbourhood. The new building is a tribute to this and adds a new standard in sustainability. For example, the building will not only have solar panels in the roof, but also in the facade, where they are incorporated in the overhangs, and in the balustrades of the balconies. The houses are very energy efficient, which means that the residents will receive a low energy bill. A large part of the houses even generates energy. Perhaps even more important is De Baak’s social sustainability: connecting direct neighbours, the various residents and the neighborhood and its residents.

Architect van De Baak, John Bosch of OZ Architects, explains: “If residents love the building they live in, they will take care of it. But there must be room for that. In the apartments, residents have all the space to themselves. In addition, the entrance of the building has been enlarged with “De Huiskamer” (The Livingroom) of De Baak, a space with a pantry that is available to residents and facilitates meeting. On top of the parking garage there will be a communal terrace where residents and neighbors can meet and children can play together.”

The apartments

In order to connect people as much as possible, the target group for De Baak is also very broad. There are maisonettes and corner apartments where a family has plenty of space or where two people can share a house. The smaller apartments are situated in the middle part. The apartments all have large outdoor areas with a wide and deep balcony. The parking garage will house electric shared cars, shared bicycles and electric shared cargo bikes, which residents can use at a reduced rate. At the moment, the Bakemabuurt mainly consists of social housing. De Baak is adding 127 rental homes from the middle segment to this, so that local residents can move on from social housing to a home in the middle segment. As a result, social housing will become available again for those who have been waiting for this for a long time. Priority in De Baak is given to people who work in, for example, education, care and the police.

Want to rent a house in De Baak? You can register via https://hurenindebaak.nl/. Registration started on September 26 at 12:00 PM and closes on Monday October 10 at 12:00 PM. De Baak will be completed in the first quarter of 2023, when the first tenants can move into their new home.
